Considering buying a new house? There are many new people you will soon meet. In fact, it seems that everywhere you turn when buying a home, there is another face in the room. Each person involved has a role to play, from helping you find your dream home to locking in the perfect mortgage loan. But who are each of these individuals and where do they fit into the home-buying process?


Broker

A mortgage broker is essentially a middleman between you and the finance lender. They assess your finances and borrowing power, and then come up with a list of home loans for you to choose from. They help you find the best deal or interest rate in the market. Brokers also assist in managing your paperwork in preparing for your home loan application. Not only does it help you free time, but also peace of mind knowing that all legalities are followed.

Real Estate Agent

A real estate agent is the bridge between you and the property vendor.They are licensed professionals who represent buyers or sellers in real estate transactions. With the pre-approval letter in hand from us, it’s time to find the right house. Their job is to help you figure out if a property if perfect for you taking into account your personal preferences all the way to your budget. They will help you inspect the property and negotiate a fair selling price, and handle issues that may arise.

Conveyancer

Your conveyancer prepares all transfer documents that enable a property to be rightfully and legally transferred into your name. These important documents will include all necessary details to meet legal regulations of your new home. The conveyancer will also be in touch with your bank, making sure that they are ready to settle on the specific settlement date. On the settlement day, the conveyancer will represent you in the exchange of transfer documents, stamp duty forms, mortgage files, and other legal documents with the vendor's representative and both parties' respective bank persons and will ensure the completion of all the necessary steps to get you the key to your new home.
